Porto areas and suburbs: where to buy and what homes cost

Updated: · RE/MAX Extra

Key facts

  • ‘Porto’ can mean different places: the city, with its 7 parishes (freguesias), and the metropolitan area of 17 municipalities, some of which belong to another district, Aveiro.
  • In the 12 months to June 2026 the median home sale price was €3,631/m² in the city of Porto, €3,183/m² in Matosinhos and €2,797/m² in Espinho (INE).
  • The metropolitan area averages €2,500/m² (+17.4% over the year) and the country €2,264/m².
  • Within Porto, the most expensive area is coastal Aldoar, Foz do Douro e Nevogilde (€4,359/m²) and the cheapest is Campanhã in the east (€2,836/m²).
  • In Q2 2026, buyers with a tax residence abroad paid on average 37.5% more per square metre in the Porto metropolitan area than local buyers.

A ‘flat in Porto’ might mean a building in the historic centre, a flat by the ocean in Foz do Douro or a new-build in Vila Nova de Gaia, on the other bank of the Douro. Here is how the territory is organised, what homes cost in each part according to official statistics, and how many properties are in our catalogue right now.

City, metropolitan area and district are not the same thing

The city of Porto is the municipality (concelho) of Porto. It is divided into 7 civil parishes, or freguesias. Three of them are unions (União das Freguesias) of several former freguesias: the whole historic centre, for example (Cedofeita, Santo Ildefonso, Sé, Miragaia, São Nicolau and Vitória), is now a single freguesia.

The Porto Metropolitan Area (Área Metropolitana do Porto, AMP) is made up of 17 municipalities around the city. Besides Porto it includes Vila Nova de Gaia, Matosinhos, Maia, Gondomar, Valongo, Póvoa de Varzim, Vila do Conde, Espinho and eight more municipalities further from the centre.

The metropolitan area and the district (distrito) of Porto do not match. Six municipalities in the metropolitan area (Arouca, Vale de Cambra, Oliveira de Azeméis, São João da Madeira, Santa Maria da Feira and Espinho) belong to the district of Aveiro, while some municipalities in the district of Porto, such as Penafiel and Amarante, are outside the metropolitan area. In our catalogue, look for properties in these six municipalities under the district of Aveiro.

Sale prices by municipality

Portugal’s national statistics institute (INE) publishes the median price per square metre every quarter, based on actual home sales rather than listings. The latest data cover the 12 months to June 2026: €2,264/m² nationally (+17.7% over the year), €2,500/m² in the Porto metropolitan area (+17.4%) and €3,631/m² in the city of Porto (+18.7%).

For Q2 2026 alone, the median was €2,669/m² in the metropolitan area and €3,846/m² in Porto. There were 5,770 sales in the metropolitan area in the quarter, 16.2% fewer than a year earlier, yet prices kept rising.

Porto and Matosinhos are the most expensive municipalities in the metropolitan area, followed by Espinho, Vila Nova de Gaia and Maia. The most affordable are Arouca, Vale de Cambra and Oliveira de Azeméis, away from the coast. Homes went up fastest over the year in São João da Madeira (+32.1%), Santo Tirso (+28.5%) and Oliveira de Azeméis (+24.4%).

INE's tables have no quarterly sales data for Arouca, hence the dash in the sales column. In small municipalities, a handful of sales can move the annual median noticeably.

Example: an 80 m² flat at the median price

MunicipalityMedian80 m² × median
Porto€3,631/m²€290,480
Matosinhos€3,183/m²€254,640
Vila Nova de Gaia€2,652/m²€212,160
Maia€2,557/m²€204,560
Gondomar€2,348/m²€187,840
Valongo€2,320/m²€185,600

The median is the midpoint of all sales in the period, and it covers both old flats in need of work and new-builds. A specific property can cost a good deal more or less: the price depends on the area, year of construction, floor, view, parking and condition. Purchase taxes come on top; see our article on property taxes.

Foreign buyers pay more

INE notes that in Q2 2026 the median price per square metre in the Porto metropolitan area was €3,640/m² in sales where the buyer was a tax non-resident, against €2,648/m² for resident buyers, which is 37.5% higher. This is the difference between the medians of all sales to the two groups, not the price of the same property.

The 7 parishes of Porto itself

INE publishes 12-month medians for Porto’s freguesias. Alongside them are asking prices from our catalogue as of 26 October 2026: how many flats are for sale in each parish and the median asking price (rounded to €500).

Parish (freguesia)Median sale price, INEOver the yearFlats for saleMedian asking price

Bonfim€3,378/m²+12.3%99€368,500
Campanhã€2,836/m²+0.6%93€355,000

The most expensive part of the city is Aldoar, Foz do Douro e Nevogilde in the west, by the mouth of the Douro and the ocean. The historic centre (the merged freguesia of Cedofeita, Santo Ildefonso, Sé and others) rose 25.3% over the year, and Ramalde grew just as fast (+25.3%). Campanhã in the east is the most affordable parish, and prices there barely moved over the year (+0.6%).

Asking prices are higher than sale prices and depend on what is on the market at the time: a few new-builds push a parish’s median up, while lots of flats needing renovation pull it down. The table shows where there is more choice and the rough level of prices, not exact values.

Gaia and Matosinhos: documents may show old names

In 2025, Law No. 25-A/2025 restored some of the freguesias that had been merged in 2013. In the Porto metropolitan area this mainly affected Vila Nova de Gaia and Matosinhos. Among those separated again are Mafamude and Vilar do Paraíso, and Santa Marinha and São Pedro da Afurada, in Gaia; and Matosinhos and Leça da Palmeira, and São Mamede de Infesta and Senhora da Hora, in Matosinhos. The law tied the restoration to the swearing-in of the bodies elected in the 2025 local elections.

So in old documents and in listings, the same address may appear under the merged freguesia (União das Freguesias…) or the restored one. The law did not affect the boundaries of the city of Porto, which still has 7 freguesias.

How to narrow your choice

  1. Set your budget with taxes included. You pay IMT (property transfer tax) and stamp duty when you buy, and non-residents have their own IMT rate for homes. The calculation is in our article on taxes.
  2. Compare your budget with the municipality’s median in the INE table. It shows where your money matches the market and where you will have to look for a smaller place or a property needing renovation.
  3. Look at what is in the catalogue for the areas you want: asking prices show what is on the market now.
  4. Check the commute. If work or school is in central Porto, work out the rush-hour journey time from your chosen suburb in advance.
  5. Allow for running costs: IMI (municipal property tax), condominium fees and insurance, covered in our article on the cost of owning property.

The steps of a purchase, from getting your NIF (tax number) to signing at the notary, are in how to buy property in Portugal, and the capital’s areas are covered in Lisbon areas and surroundings. Our team can help you find properties in Porto and its suburbs and arrange viewings: get in touch.
