Development Description

The 'Dubai Madeira' development is a VARINO project and is the result of the Socicorreia/Grupo AFA consortium. The 'Dubai Madeira' development is located on Rua do Vale da Ajuda and Estrada Monumental, in the parish of São Martinho, next to the 'Fórum Madeira' shopping centre, the Lido and Praia formosa bathing areas, one of the most sought-after areas in the city of Funchal and an excellent residential area with wonderful views of the sea and Cabo Girão. This development consists of nine premium residential buildings with a modern design, around 400 flats, types T1 to T4, and shops on the ground floor, as well as car parking for all the units. In total, there are 70,000 m2 of construction, housing and commerce, surrounded by around 20,000 m2 of green spaces, leisure and streets, oriented to the south, facing the sea, with no surface circulation of vehicles, in favour of sustainability and carbon neutrality. The buildings have a maximum of 9 floors and each building has its own architecture, totally different from the other. The 'Dubai Madeira' development was awarded to 6 different architectural firms, plus the Socicorreia group's own architectural firm, responsible for the VARINO 05 and VARINO 07 projects. The shortlist includes Trama Arquitetos, Bruno Martins Arquiteto, Vitor Vitorino Arquiteto, RH+ Arquitetos, Ordem and ASSO. The aim of the developers was to create a healthy competition between architects, giving some indications regarding colour, elegance and sobriety, in order to make the most of the views and sun exposure. Of the 9 buildings planned, VARINO 05 was completed at the end of 2023 and all deeded over at the beginning of 2024. At the moment, VARINO 07 and VARINO 08 are at an advanced stage of construction, and the developer began building VARINO 09 at the end of 2024. Varino 07 is scheduled for completion at the end of 2025, VARINO 08 in the first half of 2026 and VARINO 09 in the first quarter of 2028. Building VARINO 05 was all sold before it was completed and VARINO 07 and VARINO 08 have very few units available for sale at the moment. VARINO 09, the most recent addition to the prestigious 'Dubai Madeira', is made up of two interconnected blocks with 104 flats of types T1, T2 and T3, spread over 8 floors and 10 commercial spaces on level 0. Block 'A' consists of 40 residential units, 5 units per floor, totalling 16 one-bedroom units (2 per floor), 16 two-bedroom units (2 per floor), 8 three-bedroom units (1 per floor) and 5 commercial spaces. Block 'B' consists of 64 residential units, 8 units per floor, totalling 32 one-bedroom units (4 per floor), 32 two-bedroom units (4 per floor) and 5 commercial spaces. The main feature that differentiates Block 'A' from Block 'B', apart from the fact that Block 'B' only has 1-bedroom and 2-bedroom units, is the fact that, by comparison, the areas per unit in Block 'A' are larger than those in Block 'B'. Another feature of this project is that it offers the possibility of the apartments being delivered ready to move into (turnkey), decorated with maximum comfort and elegance by specialised and experienced design teams, and a service of excellence that puts the client first.
